Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.

Perfectly situated on the West Hill of Hastings, within walking distance of the historic old town and beach, this unique cabin offers a green oasis in the heart of Hastings. The Beech Hut (named for the Weeping Beech tree at the entrance) is a self contained one bedroom accommodation in the grounds of The Beacon, one of the most unique venues in Hastings. The Beacon itself is a family home but also part-time restaurant, venue, & arts space for the whole community, as well as a green wilderness.

Wood burning stove & original early 1800s cottage features including a spacious kitchen extension. Nice views from both cosy bedrooms & plenty of natural light throughout. Cute & friendly kitten (short haired) comes with the house too - will leave food. (Please don’t book if it’s a problem!) Very quiet road with lovely neighbors & a village feel yet a walk to the beach.

The harbour and beach are a 5 minute walk away. Perfect for a short break by the sea or as a base for exploring the beautiful South Downs and beach resorts along the coast. The walking here is amazing and the cool, relaxed vibe means it's one of the most talked about destinations in the country.

The Sea Room is a glorious 2-bedroom flat situated on Marina in St. Leonards. The flat is incredibly spacious, has wonderful views and an extraordinary terrace, making it one of the most unique flats in the area. PLEASE NOTE: For those who have been following news of our building restoration, we are very happy to report that the scaffolding is now down and our beautiful views fully restored. On the doorstep, are the shops and all amenities Hastings Old Town has to offer, be it restaurants to suit all budgets, numerous pubs, antiques and junk shops as well as all the traditional attractions you would expect from this eclectic seaside town.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Yard Rye

The Yard is a two-bed interior-designed cottage in the citadel of the beautiful Cinque Port town of Rye. It is situated down a cobbled passageway next to a pretty tea room. PLEASE NOTE – The property can sleep up to two adults in the master bedroom and one child in the single, with a pull-out camp bed if needed for an extra child. We also have a travel cot for an infant. Please be aware we have a steep staircase.

Built in the 1860’s this little rustic one bedroom workers cottage is a place to relax and a base for exploring. Situated in 0re, nearby paths lead to the beautiful Hastings Country Park Nature Reserve with its coastal country walks, ancient woodlands and dramatic clifftop sea-views. Set back from the road, along a terrace of small cottages, this is a place for quiet and bird song.
