If I want a sub, I go here. By far the best place to do so on the entire north of Brisbane. In my opinion anyway :)

Quick and familiar when you 1st arrive. Walk down Park Road, over the bridge, down the stairway to Ipswich Road. Turn right and walk under the motorway, past the Norman Hotel and in the next block of shops (Broadway).
