Shobrooke Mill Farmhouse is a peaceful and quintessential English country retreat - a Grade II listed farmhouse with truly breathtaking views across the surrounding countryside. Just a 15 minute drive to Exeter city centre and 30 minutes to the closest beach. A local train station with routes from north to south Devon is within a mile. There is an extensive network of footpaths from the front gate along the famous Tarka Trail with some superb country pubs on the way, including the Beer Engine.

An ‘upside-down’ cottage, Yan’s barn, formerly a stable, is a cosy retreat for two. A snug double bedroom downstairs opens onto the enclosed outdoor decked area, complete with table & chairs. The well-equipped kitchen has high ceilings & exposed beams, as well as a table with seating for four people. The utility area, with washing machine and dryer, leads onto the shower room. An architect designed self catered guesthouse with boutique cabin style accommodation for two. The modern rustic interior is designed for a luxurious and comfortable stay consisting of a spacious open plan kitchen and living area with vaulted ceiling, bathroom with walk in shower and a built in emperor sized bed (2m x 2m) in the bedroom area with a bath (with a view) in the room.

Converted barn in 100 acres of land. A home from home crammed with books, games and toys. Easily accommodates at least 10 people comfortably. The garden, pond, woods and parking areas are all exclusively yours for the stay. We live up the lane from the barn. So you have privacy. We have chickens, ducks, Sheep and pigs on the farm. 5 mins drive from J28 of the M5. 20mins from Exeter centre. Not near any good beaches so don't choose us for a beach holiday. There is no spa or hot tub.
