Fully furnished/equipped 1BR flat, 2 bathrooms, 2 TV, with balcony and Marina view. Sunny & bright large Apt (932sq/ft) on high floor, in front of Barasti Marina beach. Marina Walk, Restaurants and Disco-Pubs are easily reachable by walking, famous Barasti is in front to the Tower. Tram/Metro station just in front of Tower.
Short-term rent (weekly or monthly).
Location Dubai Marina, in front of Le Meridien Hotel on Marina Beach, next to coolest Barasti Beach & DiscoPub.

The guests can go to the common areas of the Tower by electronic "access card". Moreover, there are 9 elevators in the building, swimming pool, different gyms and common areas.

As per regulation, this unit is under license and registered with Dubai Tourism Authority (DTCM) as a Holiday Home. So, 10 AED per day for each apartment will be collected at your arrival and it will be paid to Government as occupancy tax.
The passport copies of all guests who will be staying in the property should be emailed to us after the reservation is confirmed according to Dubai Law.
The guests will also pay any other government tax, housing fee, and VAT 5%, as new Dubai law (Vat, occupancy tax or other government fees are not included in the listing rate and have to be paid separately in advance by cash during check-in).
On the day of your arrival, you'll make a self-check in if I'm not available, by safe key box with code.
Inside the apartment, you will find a “Welcome Book" where you can find info, tower rules and apt inventory.
Smoking inside the apartment is not allowed, if the apartment has a small tiny smell of tobacco I will charge you a 500USD cleaning fee, if the smoke alarms go on because of smoking I will also charge you the same, and the Security will report you to local authorities or Police, because any barbeque is banned by law, such as free flame, charcoal, fire, etc. The Police takes indoor smoking or firing very seriously.
The day before your check out, I will contact you again to confirm the timings and remind you some procedures to follow before leaving the flat.
Should you need extra cleaning, I can suggest you the way or I will charge a nominal fee. Please talk to me about it and I'll explain it to you.

1. Stay just as you would stay and care about your own home!
2. Smoke only in balconies.
3. Make sure to dispose garbage in the chute located just outside the apartment front door.
4. Avoid disposal of cigarette butts or garbage from balcony, it is not permitted (by Dubai Law) and you will immediately receive a fine from Police.
5. Party with other guests not registered is not allowed. In any case, you must ask in advance for the written landlord's authorization.

You must also acknowledge
Security Deposit: if you damage the home, you may be charged up to AED1500.
If keys or electronic cards or any access device are lost or damaged, you may be charged up to 750AED (each piece).
Guests are kindly requested to sign a rental agreement before check in.
Please note : An extra refundable deposit of AED 200 or equivalent is required with receiving Towel kits, plus AED 750 with receiving the Keys and electronic access card, refunded during checkout.

Dubai Marina is an affluent residential neighborhood known for The Beach at JBR, a leisure complex with al fresco dining and sandy stretches to relax on. Smart cafes and pop-up craft markets line waterside promenade Marina Walk, while Dubai Marina Mall is packed with chain and luxury fashion brands. Upscale yachts cruise through the large man-made marina, where activities range from jet-skiing to skydiving.

Recently I converted some properties into short-term rent (those located at strategic points, monthly or weekly). All my houses are valuable and new, on high floor with nice view, treated in detail. E.G.: I like to offer glassware with pure gold finishes, accessories with Svarovski finish, 100% cotton sheets kit, etc ... in short, in my properties you will find an "Italian touch". I am a practical person and in the same way my apartments are functional and practical. I'm a tidy organized person, as well as a cleaning maniaca, I always make sure that the environment where I live is also sanitized, and so I also do it for air conditioning ducts and air vents. With me you'll have the opportunity to spend a special holiday, support in all, tourist information, tricks to pay less services, discounts in restaurants, trend places and touristic assistance for all those who need it. Tutti gli appartamenti sono di pregio e nuovi, piani alti con vista, curati nei particolari. Per es. : mi piace offrire agli ospiti bicchieri con finiture in oro zecchino, accessori con finitura Svarovski, kit lenzuola di cotone, etc...insomma nelle mie proprietà troverete anche qualche accortezza in "italian style". Sono una persona pratica e, allo stesso modo, i miei appartamenti sono funzionali e pratici. Sono ordinata, oltre che maniaca del pulito, mi assicuro sempre che l'ambiente dove vivo sia pure igienizzato e così faccio pure per impianti di condizionamento e prese d'aria. Con me la possibilità di passare una vacanza speciale, supporto in tutto, informazioni turistiche, trucchi per pagare meno i servizi, sconti nei ristoranti, posti trend e assistenza turistica a 360° per chi ne ha bisogno. Se avete necessità di consigli immobiliari, posso anche suggerire le location migliori dove acquisire proprietà profittevoli con redditi immediati (da mettere a reddito rent oppure per flipping). Mi piace fare sport, sono appassionata di cucina, mi piace preparare e sperimentare nuovi piatti ed esplorare pure gli usi e costumi gastronomici di altre nazionalità.
