The apartment has been completely refurbished in 2015 and has been recently furnished and decorated. It is the perfect apartment for couples and small families and is equipped for up to 4 persons.

•1x living room with sleeper sofa, dining space, flat screen TV with satellite TV,
•1x kitchen (in the living room) with stove, oven, microwave, ´dishwasher, glasses, cutlery and crockery for 4 people, freezer, refrigerator, toaster,
•1x bathroom with toilet and shower enclosure,
•1x open balcony with direct view of the Banana River,
If you are planning to stay at our apartment with more than 4 persons please do not hesitate to contact us: it is possible to rent the other 2 apartments in the house additionally to ours.
Enjoy the view from the open balcony over the Banana River with its dophins and manatees. Explore the Banana River from our garden with our 2 kayaks or our stand-up-paddle or go fishing.
You will share the pool area and luxurious gardens with the tenants of the 2 other apartments.
Only 150 m separate you from the Atlantic Ocean with its extensive beaches which invite you to go walking or go surfing.

How to get to Dolphin Bay
If you start at the airport in Orlando please take East 528. Have some spare change ready for toll stations. Stay on East 528 until you reach Cape Canaveral. From here on out Cocoa Beach is clearly marked on the road signs.
Drive to the south of the island. Sunny Lane is situated between 24th and 26th street. Turn right at Fat Snook and drive some 60 meters more until you have reached our house.
You may park your car in the left space of the carport.

Please put the garbage into the garbage cans in front of the house.
Please put all used towels and linens in the washing machine and start the washing machine just before you leave.
You are in a subtropical climate. Please do not leave any food in the kitchen. Food leftovers attract small animals and insects. Please put instead all food into the refrigerator.
The AC is centrally controlled for both apartments. If you need to change the settings please get in touch with us.
Please put all used cans, plastic bottles and paper into the plastic garbage cans next to the mailboxes in front of the house.
Please put any other garbage into the metal garbage cans.
Please put the metal garbage cans next to the mailboxes on Mondays and Thursdays. Those are the days for garbage collection.
Please put the garbage outside the day of your departure.
Washing machine / Dryer
Inside the washing room (next to the garage) there is a washing machine and a dryer. You may use both.
Please be considerate of the other guests and leave the washing mashine and its filter clean.
Do not leave wet clothing inside the washing machine and the dryer as both are used by the different parties.
There is a gas grill on the deck. Please clean it after use and please refill the gas bottle (e.g. at Walmart or Home Depot). The grill on the first floor as well as the seating area next to it is for tenants of that unit.
There is a box for the outdoor cushions. Please store them in there overnight.
The pool will be shared with all apartments' guests.
Next to the pool there is a shower.
The main faucet for the water hose is next to the entrance of the downstairs apartment. Please switch off the main faucet if you do not need the shower any longer.
The pool is cleaned regularly. Should there be leaves etc. in the pool feel free to clean the pool yourself with the poolnet. It is located inbetween the house and the garden behind the white door.
Kayaks / Stand-up-Paddle
Feel free to use the kayaks and stand-up-paddle (which are shared with the other units). You may start your tour right from the garden. Please be careful when getting in, the river bottom is slippery. Please clean the kayaks / stand-up-paddle after having used them with clean water and store them again. Salt water damages the surface material of the kayaks / stand-up-paddle.
In case of storms / hurricanes
Cocoa Beach does not belong to an area with high hurrican occurence. Nevertheless, one cannot completely dismiss the possibility.
In case there should be a storm or hurricane warning please:
•close all window shutters
•carry all loose objects (e.g. chairs etc.) from the balcony into the living room
•move the trash bins inside-use the area where the washing machine is
•fill up the gas tank of your car and buy food
•follow the instructions of the local authorities.
1.Smoking is allowed outside only.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order
5.Only use appliances for their intended uses
6.Pets are permitted only with prior approval. Guest is responsible for cleaning up any/all pet refuse.
7.Parking is limited to 1 vehicle. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. If additional cleaning is wanted please contact the dedicated cleaner (contact details will be provided)
If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
