Within walking distance: restaurants, bakeries, and 10 minutes from UB campuses and airport. Quiet neighborhood, sorry no parties. We do charge $10 per additional person so we can keep our cleaning fees lower!

This unit does have a tenant in the basement so after 10pm is quite time, but with tv in the bedroom and the livingroom/kitchen level between you and the basement this is not hard to do.
