We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

The second level consists of 2 more full bedrooms and an open den area with twin trundle beds, TV with Roku. There is also an outdoor open fire pit. We are located just 10 miles to All Star Village Baseball!

This home is a beautiful mix of cozy and modern. You’ll love cooking in the kitchen and taking in the view from the second story deck. The property is stunning, with wide meadows and dense woods. There are 140 acres to explore and utilize for events like weddings or a retreats. There is a half acre pond with a pond house at the top of the property and a trout stream running along the bottom. Cooper Creek

Cooper Creek is a valuable piece of central New York history that was built in the late 1700s. This homestead once included an outhouse, a spring house, a Cooper shed, and a proud hand hewn timber barn. Robby and Eileen Robbins purchased the property in 1984-finding it in desperate need of plumbing, electricity, as well as emergent repairs in order to preserve as much history as possible. The 18th century beams,& the wooden pegs used instead of nails helps it maintain its unique identity.
