Tioga County Base-Camp - "Black Bear Hollow"

Relax with the whole family at this peaceful cabin. Our cabin is ideal for a quiet get-away for hunting, hiking, shooting, snowmobiling, ATV/UTV riding, fishing & star gazing. The cabin is located in an area only accessible via dirt roads. It is about 1 mile to the northern boundary of the Tioga State Park; where exploring is wide open and snowmobiling is permitted in winter. If you want a quiet escape this is the place for you! PET POLICY: see details under “The space”) Nestled on 3 acres of woods, our house is quiet, spacious, cozy, private. Convenience is an understatement. "Downtown" Alfred, Alfred State & Alfred University are within easy walking distance. Finger Lakes wine region is 40 minutes away, Letchworth State Park (the “Grand Canyon of the East”) is about an hour, Watkins Glen is 2 hours.

Our fun hidden gem is just the retreat you need! Only 7 minutes from Downtown Coudersport for all your shopping and dining needs. 20 miles from Cherry Springs Star Gazing. Very close proximity to ATV trails/Pilot Program in season. Our retreat is part of an old 100 acre farm that has 3 ponds you can fish in, hiking trails and woods that you are more than welcome to explore. You will enjoy star gazing from the view of the front yard! An OFFSITE cabin to our Potter County Family Campground.

Pet friendly, air conditioned cabin with private fish pond (catch and release). Swimming is allowed (at your own risk). Miles of trails, and a million dollar view, total privacy, and glittering stars! Dark Sky area! Hiking, birding, x-country skiing, mt. biking. Near Genesee River. Fully furnished kitchen, deck with gas grill, H-Def TV/WiFi, campfire pit (wood provided). Sleeps eight. HUNTERS: 75 acres for deer & turkey hunting, 6 hunter max. Must sign waiver and check boundaries with us.

Nestled in the rolling hills of Jasper NY, is this cozy cabin. The perfect place to find rest and solitude. The cabin and pavilion were built from logs harvested from our own property and sawn on our saw mill. The pavilion is perfect for get togethers, with lights and outlets. Near by is an Amish community with local shops. also near tall pines atv park. Sit and relax on our front porch, enjoy nature, sunsets, and stargazing. Get a good nights rest under our homemade quilts.

Relax in a large private suite located in a peaceful and historical 1850s brick home on a small farm and horse boarding facility in Alfred Station. A home-away-from-home conveniently located less than 10 minutes from I-86, Alfred State, and Alfred University. Enjoy exclusive use of the private entry, old fashioned front porch, wrap-around upstairs landing, large bedroom, cozy sitting room, and spacious bathroom. Quiet, peaceful, and private cabin in the woods. Explore 4000 acres of State Land nearby. Hiking, nature walks, or birdwatching. Enjoy cross-country skiing on the nearby state land. Relax by the pond, fish, or take a refreshing swim. Tall Pines ATV Park (11 miles) offers off-road adventures. Hit the slopes at Swain Ski Resort (22 miles) for winter sports. Located near SUNY Alfred and AU (2 Miles), ideal for parents visiting. Perfect for a family vacation or a weekend getaway.

Carney’s Country Escape

This single level home is located just outside of Hornell, NY in a quiet, secluded country setting. Letchworth 45 mins, Watkins Glen 1 hour and Niagara Falls 2 hours. We purchased the property in 2018 and made necessary upgrades while retaining the original character of this classic home. The view of the backwoods from the living room is spectacular! We live at the adjacent property located a few hundred feet away, so we are available as needed.

The Usonian Cottage at Lynn Hall

Escape to this historic architectural gem nestled into the hillside overlooking the Allegheny River Valley. The Lynn Hall property, including the cottage, are listed on the National Register of Historic Places and are prime examples of early organic modern architecture. Designed and built in the 1930s by Raymond Viner Hall and his father Walter J. Hall, who was the primary builder of Frank Lloyd Wright’s iconic Fallingwater.
