The barn is exclusive use with own self check in entry. It is an ideal location for the fresh air of the South Downs National Park, country walks, pubs and coastal visits. Alternatively, drive 20 minutes either way to Brighton or Eastbourne for the arts, nightlife or restaurant scenes. This accommodation provides a warm and comfortable welcome providing peace and quiet within a village environment. We are situated near the South Downs which is accessible by bike or car, only a 3 mile drive/ride in country lanes. The opera house Glyndebourne is a short distance, as is Charleston farmhouse, the country home of the Bloomsbury set. Ideally situated for the best of East Sussex. We have a private drive for you to park and separate access to the barn, to allow privacy. There is an area of garden and terrace available for you to enjoy the views. All the accommodation is on one level and assistance to terrace from the garden for wheelchairs will be made available if required. We live in the house north of the barn and will be mostly available to help with local knowledge of trips, attractions and restaurant recommendations. Our local inn The Yew Tree is most welcoming and offers our local ale "Harveys" as well as many of the local artisan brews such as Longman. The house is a three-minute walk from the village store offering homemade foods and local produce, as well as a cafe. The beaches at Seaford and Newhaven are a 15-minute drive away. There are wonderful village pubs all within striking distance. Berwick station is only 2.5 miles away with trains going to London, Gatwick, Brighton and Eastbourne. The airport LGW London Gatwick is a 45 minute drive away, LHR London Heathrow 1hr 15 minutes approx. The public transport is limited and we would recommend you use a taxi if you do not have a car. The barn has extensive views, including the bedroom which has a wonderful view across the gardens. The barn adjoins a large green field which is grown for meadow hay. The sunsets behind the ancient saxon burial mound known as Mount Caburn. The burning sky sunsets are the best!

One bedroom Annex with private entrance & patio

This listing is a recently refurbished annex attached to the side of the main property. It comes with a private entrance, bathroom, patio outdoor seating area and small kitchenette including a microwave, kettle, toaster and full crockery set. An Air Fryer and Fridge is also available. Tea and coffee is provided with fresh milk and bottled water. Fruit juices are also provided. Only a 5 minute walk to Crowborough town, the location is perfect and also situated on the outskirts of Ashdown forest.

A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

Gorgeous, spacious, south-facing flat with stunning sea views, original features, and high ceilings. The sunrises/sets and moon reflections are breathtaking! In between St Leonards on Sea and Hastings, and 30 seconds to the beach! The bedroom has a king size bed and the living room a double sofabed. Bedding is cotton/linen washed with non toxic products. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

We are 10 mins from the centre of Tunbridge Wells, Tonbridge and Paddock Wood. It is incredibly cosy with underfloor heating throughout, it is also totally eco friendly.

Shed In the Woods

Luxurious 2 bedroom stable conversion nestled in ancient woodland in a secluded area between Mark Cross and Rotherfield. The Shed is separate from the main house and has its own small external space at the front of the building. You will also have access to our woodland camp, where there is a fire pit and rustic seating.
